Residential Wiring Upgrades? What Does That Mean? PDF Print E-mail

If you're reading this, then you are probably a curious consumer who is interested in buying a house. You have hunted high and low for the home of your dreams and when you finally found it, you were over the moon. However, you discover that it will need residential wiring upgrades before the house can become livable. Now you're in a jam. You are not exactly sure what exactly residential wiring upgrades means and you are not so sure you have the time and money for it. What should you do now?

Upgrading the wiring of the house means the house has an old electrical wiring method in place. The most common one you will encounter is the knob and tube wiring and most insurance companies will not underwrite your house if it still has that wiring installed. You have two options: a) leave and search for another house which won't give you any worries b) go for it and go through the whole process of having the house inspected, and then have the residential wiring upgrades done. Before choosing, consider what the consequences of your decision will be. Residential wiring upgrades can be pricey and may take some time. First, you'll have to hire a home inspector to conduct a detailed inspection of the house. You already know it needs residential wiring upgrades so expect to hire a licensed electrician to fix it for you. On the other hand, searching for another house is easier said than done considering that the house you are looking at right now is your dream house.

Assuming all the other components - from the roof to the foundation and all the other systems in between (i.e. heating, plumbing, etc) - are working fine, your house should be livable once the residential wiring upgrades are finished. All wires should be in tip-top shape, no frayed or damaged insulation, and no exposed receptacles. The new electrical circuit of the house must be able to handle the load of the appliances you are planning to use once you move into your new house.
